The "Airbnb of Storage Space" has arrived, and it's called Neighbor. It allows you to legally rent out your unused space to people in your community securely.
What Kind of Space Can You Rent?
Almost any empty square footage is monetizable. The most popular listings include:
- Empty Garages: The most valuable asset. People will pay $150 to $300 a month to store classic cars, motorcycles, or an entire apartment's worth of furniture during a move.
- Driveways & Unpaved Lots: If you live near a lake, people will pay $100 a month just to park their massive boat trailer on the side of your house so it doesn't violate their HOA rules.
- Basements & Closets: Great for local college students who need a place to stash boxes of winter clothes or books for the summer semester.
How The Platform Protects You
The number one question homeowners ask is: "What if they store something illegal or dangerous in my house?"
Neighbor mitigates this heavily. First, all renters must verify their identity and explicitly agree to the Terms of Service, which bans firearms, hazardous materials, and perishables. Second, you (the host) have the final say. You can insist on inspecting the boxes before they go into your basement. Finally, Neighbor provides up to $1,000,000 in free host liability protection, covering you in case the renter trips in your driveway while accessing their stuff.
Managing Access and Rules
This is not Airbnb. You do not have to give a stranger the code to your front door. You set the rules.
When you create your listing, you state your access policy. If you rent out your basement, you can stipulate: "Access is granted on Saturdays only, between 10 AM and 2 PM, with 24 hours advance notice." Because people are storing long-term items (like Christmas decorations or old furniture), they usually only need access once or twice a year.
